Frequently Asked Questions
We understand that many property buyers are new to the market and are conducting research into potential options. Our role is to advise and assist along the way. Below we’ve included some questions that previous buyers have asked, but if you have any additional queries then please reach out to the team on +44(0)203 627 3987 or via [email protected]
01. Can I invest in UK property from overseas?
Yes, around 50% of our buyers are based outside the UK. You do not need to physically visit a property’s location at any time to purchase. Everything can be completed efficiently and remotely with the help of ourselves and a set of legal representatives. You can then have income paid into your international bank account.
02. Will you look after the property for me?
On each of the property investment opportunities we bring to the market we check there are recommended and trusted management companies in place to look after the property. This means everything related to the tenants and rental collection is handled on your behalf, allowing for a truly hands off investment.
03. How do I choose the best property investment strategy?
We cover all of the major investment classes available in the UK. Typically we focus on residential, student, or commercial properties. As such, we can offer an unbiased view of the entire market, helping you to pick an option that’s best suited to your investment objectives. We will work with you to discover what you want to achieve and decide what strategy best matches your circumstances.
04. Are there payment plans or mortgages available?
Yes, there are payment plans available on off-plan property investments. However, in most cases a deposit level of 10-30% will be required on residential property at the exchange of contracts stage, with the remainder due on completion. We do have a very small selection of developments that offer monthly payment plans.
Mortgages are available for both UK and overseas investors. We have access to a wide range of mortgage brokers to enable you to achieve attractive interest rates. We can also assist in helping you invest via a limited company for tax efficiency.
05. What's the security involved? Is my money going to be safe?
We conduct rigorous due diligence on any investment that we promote via our company so you can be sure you will be working with a reliable developer who has an extensive track record. Furthermore, we will always send all required information to you for review prior to moving forward, of which UK solicitors will verify during the purchase process.
Deposits are often protected, in some cases by firms regulated by the Financial Conduct Authority (FCA), and we are members of a property redress scheme ensuring we adhere to strict operational best practice.
06. Why should I invest with Track Capital?
We take immense pride in bringing market leading opportunities to our global database of investors and future clients. Some key features of our service include:
– High, accurate net returns with a demonstrable track record of delivering results
– Extensive due diligence and analysis of opportunities prior to introduction
– Strong exit strategies, giving investors flexibility
– Comprehensive after-sales service, including site visits, construction updates and general enquiries
– Weekly updates on market news
Our role is to use our years of experiences and market knowledge to help investors choose properties based on their requirements and objectives, such as risk factor, budget, desired returns, involvement, and location.
07. What are the fees involved?
We charge absolutely no extra fees to investors compared to what you would get from the developer directly and your returns are unaffected by using our service, in fact sometimes they can be improved. Our role is to add value and guide investors through the process from start to finish. The developers pay us directly to market their properties.
You should be aware that Stamp Duty Land Tax is payable on traditional residential property. There will also be legal fees due on all purchases in the UK.
08. What is the process for investing in property?
Once we’ve discussed your investment objectives either via phone or email we will recommend suitable investment options and provide you with all the information needed for you to make an educated and informed decision.
When you find a suitable investment and you’re happy to move forward, we will work with you to pick the best property available and then ask you to complete a reservation agreement, provide ID, proof of address and to transfer a reservation fee to secure your property.
You will then be guided through the purchase process by ourselves and UK solicitors to completion.
Once the purchase is complete, you can instruct a property management company to look after everything on your behalf.
09. Can I resell the property at any time?
With all the investments we choose to market, you will be the legal owner with title deeds. You will be able to sell your property on the open market at any time. Whilst we don’t focus on single property sales, we can recommend partners to assist for a reasonable fee, but you can also use high street agents.
10. What has the feedback been from previous investors?
We have assisted investors from all over the world with building a property portfolio in the UK. With our honest and informative approach we have built a solid reputation, and we have developed loyal clients. Our continued success is focused on return business and client referrals. Rest assured you are dealing with a company of the highest ethical standards.
Our clients trust us, and we hope you will too. You can read some of our customer testimonials on this site, with more available on Trustpilot.
11. Where is the best place to invest in property?
The best place to invest in property really depends on your objectives as an investor.
However, in 2020 we are commonly advising investors to look north for traditional buy-to-let apartments. This is because cities like Leeds, Liverpool, Manchester and Sheffield have made huge strides in recent years and they’re expected to continue doing so, yet right now they still offer lots of value for investors.
