Due to the current pandemic, on-site work activities were briefly paused based on the UK government advice. The site re-opened on 20 April 2020. It is hoped that the slight delay in the programme can be partially recovered. The majority of the reinforcement, for the remaining pilecaps and beams, have been fabricated and are ready to be placed into place along grid line H. The excavation along this grid line is complete, with concrete blinding installed. The drainage work has progressed well with trenches dug for pipes to be laid, as well as manhole rings placed and backfilled with concrete surround.
Current Status on Site
Helix Civils Ltd has re-commenced on-site and are continuing with the remainder of the drainage work. Trenches are being dug for both surface and foul sewers, parallel with grid line H, for pipes to be laid and backfilled with suitable material. Short lengths of trench have been excavated for pipes into the footprint of Block B. Excavation has begun for laying 100mm and 150mm diameter ducts for all utilities, including water, electricity, and fibre. Concrete cubes are being made and tested for 7- and 28-day strength, with all results passing the stipulated compressive strength. Steel fixers have returned to site to fabricate the reinforcement for ground beams and pilecaps along the centre of Block B on grid lines C & D.
Planned Works in the Next Period
The remainder of the reinforcement will be fabricated to make the cages for the ground beams and pilecaps along the centre of Block B, as well as the lift pit base. Once excavation for the ground beams and pilecaps is complete, with the formation blinded, concrete will be poured to complete the foundations and steelwork columns holding down bolts. The excavation of trenches for the installation of the foul and surface water pipes and manholes will continue, both internally and externally. with pipes air-tested before and after backfilling, in accordance with the current standards. The erection of the steelwork will commence upon completion of the foundations in June 2020, the plan was to erect the steel April, however, due to Covid-19 this has been slightly delayed.
Overall, as with most property development sites in the UK there has been some slight delays but Regent Plaza’s construction is back on track and progressing well.
